Set on a steep 1,100sqm site with approximately 30 metres of street frontage, this boutique residential development has been designed as a refined collection of 10 generously scaled residences. Rather than maximising unit numbers, the project focuses on quality, spaciousness and a more house-like living experience for the end user.

The development has been carefully planned as a unique offering within the local market, with only two residences per floor. Each residence is accessed via an internal lift, opening directly into a private lobby before entering the apartment. This creates a heightened sense of privacy, arrival and exclusivity, more closely aligned with a private home than a conventional apartment building.

The steep nature of the site has been used as a design opportunity. By working with the natural fall of the land, the car parking is efficiently integrated below ground, reducing its visual impact and allowing the residential levels to sit more comfortably above. The two upper residences are further enhanced with internal staircases connecting to an additional level, creating expanded living areas, increased flexibility and generous outdoor spaces.

This project reflects a changing idea of the Australian dream. As land becomes increasingly scarce and traditional detached homes become less accessible in established suburbs, there is growing demand for low-maintenance, high-quality residences that still offer space, privacy, natural light, cross-ventilation and a strong connection to outdoor living. The design responds to this shift by offering a more sophisticated alternative to the standard house-and-land model ; one that maintains the comfort and scale of a home, while reducing the maintenance and inefficiencies often associated with larger private blocks.

Our design philosophy for the project was centred on clarity, longevity and market relevance. Apartment planning, orientation, internal amenity and outdoor spaces were carefully considered to create residences that feel generous, practical and enduring. A restrained palette of high-quality, low-maintenance materials has been selected to support long-term durability, reduce upkeep and ensure the development continues to present well over time.

The result is a boutique residential development that balances architectural quality, construction efficiency and lasting market value, while offering a refined new way of living for a changing urban lifestyle.
